Bridging Loans

A bridging loan usually involves holding mortgages on two or more properties at the same time, for example, where the sale of an existing property will not happen until after a purchase has taken place. Occasionally only needed to lend on one property if there are significant savings to put towards the purchase. 

Some purchasers only expect to have the bridging facility for a couple of weeks simply to avoid the inconvenience of moving out of one property on the same day that they move into another. 

Alternatively, a customer might have two properties to sell and know that they cannot both be sold on the same day as your purchase. Bridging loans are a high risk financial transaction and independent financial and legal advice should be sought.

Unique Homes

Unique homes may be able to lend up to 65% of the value of the property. In the past they have lent on medieval houses, barns, timber properties, converted mills and lighthouses, cottages in need of refurbishment and properties that combine both a residential and retail/commercial use as well as properties with more than 1 unit on the same freehold title.

Second or Holiday Homes

This mortgage is for the purchase of an additional property that will either be occupied by a member of the family, used as a holiday retreat or as a pied-a-terre.

Whether the customer is a property developer, wishing to demolish and rebuild or simply build on part of their garden, Harpenden can provide a mortgage that is right. If it is a brand new development, a mortgage of up to 50% value of the land can be considered at the outset.
